Housing inspections

RE (Regional Enterprise) Limited is a joint venture between Capita plc and the London Borough of Barnet.

Re provides a service to inspect accommodation and provide advice and guidance in relation to compliance with the relevant legislation or existing or proposed use of dwellings.

There are two types of Housing Inspection services that Re provides:

  • Inspection reports  for Houses in Multiple Occupation (HMO) or houses that are going to be proposed for that use
  • Inspection reports for single occupancy or houses that are for that use.

A report and advice is provided after the inspection.  This service may be of interest to you if:

  • You want confidence that your property meets the relevant standards e.g. HHSRS
  • You want advice on a proposal to convert your property to a house in multiple occupation.

You want assurance that your property is safe and adequate for the proposed number of occupants.

Landlords who currently run an HMO and are looking to learn more about HMO standards and how their property meets or should meet the standards.

The inspecting officer will provide a report tailored specifically to your property. This will include information about if the property complies with current legislation and Barnet’s HMO standards and recommendations in relation to necessary works.

£333.96 plus hourly rate of up to £94.98 for revisits and/or additional advice

HMO Set Up Advice Service

Landlords who are looking to create an HMO in Barnet. The property could be empty or be in single occupation.

The inspecting officer will provide a report tailored specifically to your property. This will include information about current legislation, Barnet’s HMO standards and the number of lettings that the property could potentially be converted into.

£487.78 plus hourly rate of up to £94.98 for revisits and/or additional advice

Fire risk assessment for standard HMO

Landlords who currently run an HMO and are looking to learn more about fire safety standards and how their property meets or should meet the standards.

The inspecting officer will provide a report tailored specifically to your property. This will include information about current legislation and recommendations in relation to necessary works.

£650.02 for a standard HMO plus hourly rate of up to £94.98 for revisits and/or additional advice

Inspection of single occupied dwelling

e.g. HHSRS inspection to meet visa requirements  or on a consultancy basis.

The inspecting officer will provide a report tailored specifically to your property. This will include information about current legislation and recommendations in relation to necessary works.

 £266.54 plus hourly rate of up to £94.98 for revisits and/or additional advice

* Once the fee is paid a full inspection will be arranged of the property with you. Please ensure that any occupiers have been made aware that the inspection will be taking place as access will be required to the entire property.
